Property Support
When the property needs sorting, but you can’t be the one managing it.
For homeowners, landlords and property professionals.
First Guest can look at the property as a whole, work out what needs doing, establish the order, coordinate agreed moving parts and take the practical work through to the required finish line.
Tell me about the propertyPractical property support
The jobs that fall between everyone else’s jobs.
A property may need several relatively ordinary things done before it is ready. The difficulty is often not any individual task; it is identifying everything that needs attention and getting those tasks completed in the right order.
Rather than beginning with a predetermined package, I begin with a simpler question: What does this property need to be ready for?
Define ready
A finish line prevents a project becoming an endless list of jobs.
“Get the property ready” can mean almost anything. Ready for sale, a new tenancy, an owner’s return, guests, photography or handover all require different work.
Understand the current condition. Define ready. Build the plan. Deliver the work. Check the finish line.
Where First Guest can help
Different properties. The same need for a clear outcome.
Property preparation
Depending on scope, I can help identify and organise practical work such as decluttering, clear-outs, sourcing, furniture and household setup, storage, linen, styling, delivery coordination, cleaning arrangements, agreed trade coordination and final setup.
Sale Ready
The aim is to remove distractions and deal with the practical issues that make a home feel unfinished before photography, viewings or launch. The work is shaped around the property rather than a generic staging formula.
Tenancy & landlord support
For owners who need practical preparation between occupancies, clear-outs, replacement household items, deliveries, approved suppliers or help bringing the property to the required handover condition.
Remote property owners
Where appropriate, First Guest can provide practical support on the ground: attending, assessing, documenting, sourcing, coordinating approved suppliers, arranging access or deliveries and checking work against the agreed finish line.
Letting agents & property professionals
A separate practical service for appropriate jobs that sit outside an agent’s normal service. I establish the client requirement, define the First Guest scope and take responsibility for delivering that work.
Short-let & guest-ready setup
Practical setup can include furniture and household sourcing, kitchen essentials, linen planning, owner and cleaner storage, room setup, delivery coordination, supplies, setup checklists and cleaner handover information.
Sourcing & setup
Buying the item is the easy part.
The work is deciding what is actually required. I can source agreed furniture, storage, household equipment, linen, practical essentials and finishing items where this forms part of the project.
Sourcing considers purpose, dimensions, available space, budget, existing items, durability, delivery times, how the property will be used and who will maintain it. Suitable options can be presented for approval, with spending authority agreed in advance.
Supplier coordination
One property can involve several specialists.
A project may uncover work for a cleaner, decorator, handyman, electrician, plumber, removal company or another specialist. Where coordination is included, First Guest can help bring the agreed work together around one property plan while the specialist remains responsible for performing their own service appropriately.
One point of coordination means someone is keeping track of how the pieces fit together.
Clear-outs & problem spaces
Sometimes the first job is simply getting control of what’s there.
Garages, spare rooms, cupboards, furniture left behind and household overflow can make a property difficult to prepare. First Guest can help work through appropriate clear-out and organisation projects, establishing categories and agreed destinations for items. Decisions around disposal, donation, sale or retention remain subject to agreed client authority.
One property. One plan.
The individual jobs need to lead somewhere.
01Understand
What is happening now and what is preventing the property from being ready?
02Define ready
Sale, tenancy, owner arrival, guests, photography or handover?
03Build the scope
What can First Guest deliver, what needs sourcing and what requires a specialist?
04Deliver & check
I carry out the agreed work and return to the finish line before treating the project as complete.
What you’re actually buying
A project owner for the practical work.
Property projects consume time through research, calls, ordering, waiting, access, checking, chasing and discovering the next problem. None looks significant in isolation. Together, they become a project.
First Guest brings assessment, planning, judgement, coordination, execution and follow-through to that project.
Professional structure
Practical doesn’t mean casual.
Larger property projects can involve access, belongings, purchasing authority, suppliers and client money. Depending on the project, First Guest uses clear scopes, written quotations or proposals, defined responsibilities, client agreements, purchase approvals, supplier clarity, recorded project decisions, separate marketing-photography consent, insurance and privacy practices.
Pricing
Quoted according to scope.
Property Support varies too much to price responsibly from a generic menu. Pricing can reflect the condition and size of the property, agreed finish line, hands-on work, duration, sourcing, suppliers, travel, deliveries, access requirements, complexity and timescale.
You know what First Guest is taking responsibility for before the project begins.
